How do I help clients with their transactions?

I enjoy helping lenders turn approved projects into successful closings, particularly when the financing supports something that will benefit a business or community. After nearly four decades of practicing law, I have found that transactional work suits me because it’s positive, practical and focused on helping clients accomplish something they want to build. I approach each matter with a steady hand, responsiveness and a commitment to making the process as straightforward as possible for everyone involved.

Focusing on complex financing transactions

Victor E. Morgan represents banks, agricultural lenders and other creditors in commercial lending and financing transactions, with particular experience involving real estate, construction, manufacturing, agriculture and church financing. He works closely with lenders and borrowers to move transactions efficiently from approved loan commitments through closing, often within demanding timeframes.

Supporting worthy projects that enhance people’s lives

Victor draws satisfaction from financing projects that contribute to the communities they serve. His experience includes financing warehouses, shopping centers, apartment complexes, church projects and other significant developments across the country, including a student housing facility at a university in Iowa and the conversion of an existing office building in Virginia into residential units. He also has handled financing for a warehouse constructed on a former landfill in Texas, navigating the environmental considerations associated with building over a methane-producing site.

Bringing decades of experience and deep knowledge to every matter

With about 40 years of practice, Victor has built a wide range of experience, spanning commercial and banking law, creditors’ rights, workouts and restructurings, and banking-related litigation. Although his earlier career focused primarily on litigation, he has spent the past decade concentrating increasingly on transactional matters, particularly lending and project financing.

Providing a steady, responsive presence

Clients and colleagues know Victor for his practical approach and willingness to listen. He strives to respond quickly, turn work around efficiently, and remain easy to work with, particularly when the pace of a transaction accelerates or unexpected issues arise. Rather than seeking the limelight, he focuses on understanding what the client and deal team need and finding a reasonable path forward.
